As the largest publicly traded retail real estate operating company in North America, Simon Property Group has an excellent track record of successful mall developments. In 2014 they purchased a parcel in Long Island that had a previous owner encounter public opposition to a mall. Rather than proposing a mall-type design, they hired DPZ to create a walkable, mixed-use village with the idea that it could serve as a potential model for other future Simon developments.
Syosset Park is a true mixed-use village. The design includes over 450,000 square feet of retail/commercial space, two boutique hotels, a dine-in movie theater, office space, and nearly 600 residential units, ranging from apartments to townhomes to single family cottages. In addition to the tree lined village streets and public spaces, the project incorporates a former landfill site which is to be transformed into a 30-acre "Great Park" that will serve the local community.
