This new neighborhood was designed for Maryland Development Company, LLC (MDC).  DPZ proposed a traditional neighborhood development around an existing Virginia Railway Express (VRE) station in south Stafford County, Virginia.  The resulting plan would support more compact and diverse development within walking distance of the VRE station while preserving more than three times the amount of contiguous open space (33%) than the fragmented open space of the by-right plan (10.8%).  The plan also increases the amount of commercial than the by-right plan, but significantly promotes an active pedestrian oriented streetscape with the presence of mixed-use buildings and traffic-calmed streets.

Bon Secour Village is a 1,000-acre site designed to include a mile of active waterfront on the intracoastal waterway in Gulf Shores, Alabama.  In keeping with the next evolution in New Urbanism, the Village will be more than simply a vacation destination, but a true sustainable community featuring a mix of residential, offices, retail, boating, and golf.  The town center was inspired by New Orleans and Southern Europe, with retail, offices, and condominiums overlooking the marina and waterfront.  An open air public market, green amphitheater, cafés, shops, and restaurants will serve the single-family homes in the village, some of which will face a pedestrian walkway the provides residents easy access to community pools, the tennis center, neighborhood parks, and quiet courtyards.  The village will offer all types of housing, from cottages to estate lots and compounds.

The 20-acre Upper Rock District site is on the northwest corner of King Farm at Choke Cherry Road in Rockville, Maryland.  The developer wanted to create a seamless extension of the King Farm Community following the same principles.  The site contains two office buildings, an older three-story building, and a new eight-story building.  While current zoning would allow for more of the same with surface parking, DPZ was commissioned to create a cutting edge mixed-use and transit-oriented project.  Included will be a blend of homes, shops, and offices, comprising a new, complete neighborhood for Rockville.

Locust, North CarolinaLocust Town Center Charrette

The recent widening of NC Highway 24/27 has displaced the former Main Street of Locust, North Carolina.  Several long time residents of Locust obtained approximately 100 acres near the town’s former center with the hope of creating a new Main Street for this growing community south of Charlotte.  DPZ was asked to create a master plan that includes retail, office, residential, and civic spaces for the new town center.

Kings Park, New YorkKings Park Redevelopment Charrette

The redevelopment of the former Kings Park Psychiatric Center was the focus of this charrette.  The approximately 370-acre site on Long Island’s North Shore lies just north of the center of downtown Kings Park and its rail station.  The area contains a mature growth forest, its own power plant, and a large number of abandoned buildings contaminated by asbestos and lead paint.  While the primary goal of the charrette was to reconnect the site to the town, the brownfield nature of the site made it necessary to create a plan that would be economically viable to help the developers with the enormous clean-up costs.  Citizens came out in force to voice their opinions on the future of this site.  DPZ was assisted during the charrette by a local Smart Growth organization, Vision Long Island.

Tampa, FloridaApollo Beach Charrette

The Apollo Beach Community Plan is a component of a broader planning effort being undertaken by Hillsborough County, Florida, called the South Shore Areawide Sys­tems Plan.  This citizen-based effort incorporates various strategies designed to achieve the community’s vision for the South County area. DPZ was invited to conduct a charrette for the Apollo Beach community that would help them identify and address future needs over the next 15-20 years.  Apollo Beach is slated to grow from approximately 3,000 homes to more than 30,000, with extensive commercial, retail, and office components.  The study area is west of I-75 and includes areas north and south of the heart of Apollo Beach.

Providence, Rhode Island Washington Street Charrette

More than a decade after designing a downtown revitalization plan for Providence, DPZ was asked by the City and downtown community and business partners to revisit the master plan for the redevelopment of the Washington Street Corridor.  Approximately one mile in length, the project area runs from the bottom of College Hill at the Providence River, through downtown, across I-95, up to Knight Street. The corridor width encompasses the Convention Center, Dunkin’ Donuts Center, La Salle Square, the former police and fire stations, Cathedral Square, and parts of Westminster Crossing.  Special attention was given to redevelopment opportunities that would connect and complete existing gaps in the urban fabric. The design team identified and designed numerous sites in and along the Washington Street Corridor, including a plan to reconnect the Eastside neighborhood, which suffers from reduced access due to I-95.

Freeport, FloridaOwl’s Head Charrette

The Owl’s Head property comprises 7,000 acres of agricultural land recently annexed into the City of Freeport, Florida, at its northeastern limits.  The DPZ team designed a master plan for 839 acres, the only portion of the site currently approved and intended for development.  This new community will be made up of six neighborhoods and one town center, each of which will have its own distinctive amenities, character, and urban intensity.  At completion, the first phase will include up to 2,296 housing units and a wide variety of commercial and civic uses.  In addition to offering a healthy mix of uses, the plan takes great care to preserve and enhance the natural beauty of the site, which is blessed with a number of unique and striking features—spectacular steepheads, dramatic crevices and streams, and stunningly blue lakes.
